1. The floor plans of the residential towers of the Phase shown in the layout plan apply to all units on 7/F – 23/F of Tower 2 (2A & 2B). The layout plan does not show all flat types or all layouts of a particular flat type set out in the schedule. The clubhouse and other facilities of the Phase shown in the layout plan apply to the layout of the clubhouse and other facilities on the podium floor. 2. The saleable area of each residential property and the floor area of the balcony, utility platform and verandah (if any) to the extent that it forms part of the residential property are calculated in accordance with section 8 of the Residential Properties (First-hand Sales) Ordinance (Cap.621). The areas of other specified items (if any) to the extent that they form part of the residential property (not included in the saleable area) are calculated in accordance with Part 2 of Schedule 2 to the Residential Properties (First-hand Sales) Ordinance. The saleable areas of the residential properties listed above (including the floor area of the balcony, utility platform and verandah (if any)) are set out in square feet at a conversion rate of 1 square metre = 10.764 square feet and rounded off to the nearest whole integer square foot. Please refer to the sales brochures for details. 3. The layout plan is prepared based on the latest approved building plans of the Phase. It is not drawn to scale and has been edited and simplified with computerized imaging techniques. It may not show other buildings and/or facilities in the Phase. The design, colour, layout, materials, fittings, finishes, appliances, plants, landscape, facilities, furniture, decorative items, lighting features and objects etc. shown in the layout plan may not appear in the Phase or its vicinity. The Vendor reserves the right to amend the building plans and other plans of the Phase from time to time. The design of the Phase is subject to the final plans approved by the relevant Government authorities. The layout plan does not constitute and shall not be construed as the Vendor making any express or implied offer, representation, undertaking or warranty in respect of the Phase or any part thereof (whether related to view or not). Prospective purchasers should not rely on the layout plan for any use or purpose whatsoever. Prospective purchasers are advised to refer to the sales brochure for any information on the Phase. The Vendor advises prospective purchasers to conduct an on-site visit for a better understanding of the development site, its surrounding environment and the public facilities nearby. Please refer to the sales brochure for details. 4. The residential floors of Tower 2 (2A & 2B) are from 5/F to 43/F. 13/F, 14/F, 24/F and 34/F are omitted, and 25/F is refuge floor. 5. The name of each of the clubhouse areas and recreational facilities is for promotional purposes only. It will not be shown in the building plans, principal deed of mutual covenant, sub-deed of mutual covenant, preliminary agreements for sale and purchase, agreements for sale and purchase, assignments or other title or legal documents, and may change upon or after completion of the Phase. The Vendor does not make and shall not be construed as making any express or implied offer, representation, undertaking or warranty in this respect. The information on clubhouse is for reference only. The Vendor reserves the right to alter, amend and change the partition, design, layout, name and user of the clubhouse and recreational facilities. The completion date of the clubhouse and/or recreational facilities is subject to the final approval of the Buildings Department, the Lands Department and/or other relevant Government authorities. The opening hours, use or operation of some recreational facilities and/or services may be subject to the relevant laws, land grant, provisions of the principal deed of mutual covenant and the sub-deed of mutual covenant, actual condition, weather condition, clubhouse regulations, regulations on use of facilities and the consent or permit issued by the relevant Government authorities. Fees may be charged separately for using the clubhouse and recreational facilities. The details and provision of the relevant services are subject to the arrangement and decision made by the management company and/or the relevant service providers. The clubhouse and recreational facilities may not be immediately available for use upon delivery of vacant possession of the units in the Phase. 6. The Vendor advises prospective purchasers to refer to the sales brochures for any information on the Phase. 7.
